I have heard many times in the past “most of what they [buyers’ agents] do can be done online line now…” and this is so far from the truth. Yes- more information is online than ever before. I think that is a GREAT thing. In general, the more educated my client is, the better off the transaction will go. The internet cannot negotiate, it cannot feel empathy, nor navigate the interactions between people and housing structures and topography and location and next-door neighbors.
The internet (so far 🤣) can’t call up the owner of the drainage company minutes after finding an issue and ask them to come to a house the next couple days because we found 3-4 inches of water in the crawlspace during the home inspection, and my buyer is confused and anxious about moving forward on a the house that is a tremendous fit for him and his future…
As always- I can only control what I can control so I will continue to help clients past and present to the best of my abilities and add value to the process. My value-added is my 20+ years of experience, my creative approaches to situations and my humor. (Although- my son still continues to think there is little value in my humor…)
This ruling will not likely dramatically effect the housing market, especially prices, but there will be changes. We need more supply of homes and/or a lower interest rate to make it more affordable. Affordability is a massive problem, and the agent side of things is so far down on the list….
